Bless you Stephanie. Tomorrow I'll finally get to go pick up the death certificates. Then to Foothill Apartment Association for more advice, then to the guy who put together the Family Trust. Then to the attorneys I need to see. Please keep me in your prayers.

Thanks much K. Marie. You are a gem! Will seek legal help on this before I proceed further. You have given me a platform from which to work now. I actually have a rental property of my own and have had the same wonderful tenants for 19 years!! Guess my luck just ran out!

Thanks guys. In looking over the will I find that I am named both

executor and Successor Trustee and I am given power to handle all financial matters for the estate. So all I need to do is send him a copy of these clauses, right? And all should be solved for this particular excuse anyway.

Mother passed away Feb. 9. On Feb. 12, I gave her tenants (now mine) 30 day notice to move (not knowing that California requires 60 days). Tenant has not paid Feb. rent yet, claiming that I do not have legal title to the property so am not entitled to rent! ( Yes, I alone am in the will.) Do not have mothers death certificate yet. How can I get rent paid to me AND get them out of there. They say that they need time to get money to move - another reason to not pay me! Any advice before I see an attorney? Thanks guys!
