@Theresa Harris and what if they no longer accept cash animal skin was a common currency in the past. Try buying gas with rabbit fur and let me know how that goes. Things change and tragedy is always used to push someone's agenda. I have been hearing about the global currency and eliminating cash especially coins for a long time. Seams to me like a perfect excuse to do just that.

@Michael Haas there are many paints that can be applied at 50° and sunny the one that I've had the best luck wroth is from Rodda they released a line called cover coat xl last year and it's worked great for me so far. I'm a rapid response guy for the company so sometimes I will use this stuff half an hour before it starts raining and it still looks great its an ultra flat so it drys quickly and looks great

Thank you

@John Barrett I am planning on trying to find a investor friendly agent that I can bring some value to in exchange for helping me access the MLS and learning the local market. I know a lot about construction and really enjoy the turning something ugly into something people want part of the business. If you have any advice on getting started successfully I'm open to suggestions and if there is anything you need I am a professional and knowledgeable painter.

Thank you

@Bob Okenwa I think that's a great way to look at things man appearance is a choice and you should be yourself as long as you're being beneficial to yourself and others and operating with integrity who cares what you look like just hustle

@John Barrett thank you for the advice I was told about meetup.com by another member as well I will definitely be checking that out. Maybe you can answer the other question I posted and got no response. What is the best way to find the owner of a vacant house? Are skip tracing services like skip genie that mostly give wrong and disconnected numbers the best option? Or would you be willing to share a better option for finding vacant homes owners?

Thank you for your advice and have a great day

@Suzanne Player thank you for the advice I appreciate it have fun at your meeting

I am in Monroe WASHINGTON and asking for suggestions on how to find a good REIA group to attend.

Hello BiggerPockets first time posting thanks in advance. So your driving around looking for vacant properties and you see the boarded up windows and over grow yard. So what is the next step you take? Is there a better option than the skip trace services like going to a title company or city hall? If the skip trace services are the best solution then is there one you have found gives you more accurate information than the others? I would hate to quit digging three feet from gold but do not want to waist time calling number after number on a skip trace service and getting wrong numbers and no answer if there is a better way. Any advice would be greatly appreciated I look forward to hearing from this great community.
