 Hi Rickey.  I'm actually finding the market to be very flat and house prices falling.  

NAR and the bankrate , builders media machine I find are under-reporting seller concessions and shadow inventory from new construction. By a lot.

If I were hunting, I would find a nicer house that is vacant with long DOM and had a price drop of 10%+.   Buy it with seller financing and make it a duplex for CF and versatility.    Full 8ft walk-out basement a plus. 


Your comments aligns well with the BRRR (Buy, Rehab, Rent, Refinance) strategy I've been researching. By acquiring properties with potential for improvement and revenue generation, real estate investors can adapt to the ever-changing market conditions.

I hope this message finds you well. I’m currently on the lookout for a real estate agent with a strong understanding of real estate investments. Specifically, I’m seeking an investor-friendly realtor who ideally has personal experience owning rental properties or engaging in property flips.
What I value in an ideal realtor:

      1.    Investment Knowledge: Someone who understands the nuances of real estate investing, from analyzing potential returns to identifying value-add opportunities.

      2.    Hands-On Experience: It would be great to work with a realtor who has walked the talk, having owned rental properties or been involved in property flipping projects.     

 3.    Wholesaler Connections: A realtor with connections to their own network of wholesalers could be a significant advantage, helping us access off-market deals and potentially better opportunities.
