Home Builder in Texas. Looking to start a couple spec home projects with a new private money investor. Basically the way we are looking to set it up is me as the managing partner and him as the silent investor. He will put up the money for land and materials. I will manage and execute the building. We will split profits 50/50. Looking to write or get a contract that covers any issues that could come up or recommendations of best path. If you can help or preferably have contract of how you have done this before you could share that would be fantastic!

I recently owner financed a property but I'm not sure the best way to collect payments to keep up with the balance as we go along. I was told I could set up an account at a credit union or bank but I'm 0 for 3 on CU and 0 for 1 on banks. What's the best way to do this?

Raw land on this same street is going for 75-100 for the same acreage. I'm thinking worst case down the road I tear the two flood buildings down and build a new building. Sorry for the multiple post. Any advise is greatly appreciated.

Don't think the total message loaded to include the numbers. They are asking 180k. Each unit goes for $900 and all have a strong history of staying rented. Taxes 3800, insurance 4500, flood is I get is 6500.
