Hi Rick! Federal funds rates are projected to decrease starting in June of next year which will help with mortgage rates and thus cash flow. 

Is there a certain area you are looking to invest or anywhere that the numbers crunch? 


 I don't have extensive research but my initial thoughts are either Texas or Florida because they are landlord friendly.

I agree with your rate trajectory; so my thinking is, now with high rate, housing prices should be lower => buy with cash; if in the next 6 months rates start to fall, housing prices should warm back up, so even with no rehab, housing prices will rise => refinance. Any thoughts?
