Hey Brian, 

Great post man! Question..I am also located in PA and I was wondering what your take is on acquiring deals in our market? I am personally located in the northern suburbs about 35 mins outside Philadelphia. You mentioned Texas and other States but do you think there are Multi deals to be had here??

I think to simplify the equation, I'm wondering if it would just make sense to have the listing agent also represent me as the buyer therefore the other agent having the option to offer 1/2 of the commission to their seller or keep both sides, without me acting as a Realtor in the transaction?

Another option would be to just factor your commission into a higher asking price.  The gross price may make the offer seem higher.

I would keep the commission in the initial offer and take it out if it helps bridge the gap.

One situation where I might go with the commission removed is if the seller has very low equity.  If you can make an initial offer where they break even and you close quickly that could be stronger than having to wait for a higher price.

 The idea would be that the money goes to the seller...I am just looking for an edge on competitive properties that are seeing multiple offers...

I'm looking for some input on whether it makes sense to the ACTIVE Agent/Investors out there to forego their buy side commission on all purchase offers made on their own behalf?? (Especially on MLS deals) I've had other selling agents tell me in the past that they would favor my offer and sell it to their client when all else is comparable, for the ability to offer their client 1/2 of the originally budgeted commission. I think it makes sense but I'm looking at contrary points of view. Thoughts?

Wow! I wouldn't let that guy clean up trash on a job! Scary to think there are people out there that would attempt modifying a bearing wall and be SO far off on how to do it....

 Do you have a checklist of your due diligence items that you implement on every potential tax sale purchase in PA? That might help clarify (for me anyway) all of the things to be researched and investigated before a potential tax sale bid. Thanks!

I'd contact the owner and see if a pre-auction deal can be struck, which would eliminate the auction competition.  It can't hurt.

Adverse Possession in PA is 21 years, which obviously is a LONG term investment strategy.

 @David KrulacI know this post is 6 mos old, but with everything you state above, how is it that you bid on these courthouse deals and protect yourself? As you stated above, outside of a Title search "UNRECORDED liens like Mechanics Liens, DPW, State Liens. IRS liens, municipal liens, utility liens also transfer to the high bidder" how do you protect yourself from these potential problems when bidding??
