Hello.

I have a property in the Dallas area that's currently cash flowing about $550/month (prior to reserves).  It's a large house--about 2,500 sf that was built in the early 70s.  The property is in pretty good condition and the tenant pays on time and will be (I think) a long-term tenant.

The Dallas market is hot, hot, HOT and the property value has appreciated.  I have ~$50K in equity.

The tenant's lease is up in April and I'm trying to decide whether to sell the property in order to take the equity to reinvest elsewhere ... or to continue to take advantage of the high cash flow.

Any thoughts?
