Looking to expand my buyers list for those seeing good investment opportunities in Cleveland Ohio area.

Will be getting more properties in;  mostly single family's and some 2 family units.

They vary in condition and price range so send your specifics.Typically are at least 3 - 1 and can provide data and pics.

Looking For Turnkey Properties?  

Single and some 2 families in Cleveland or suburbs in Cuyahoga county.

Typically come across homes that are minimally 3 -1 or 3-2  with a garage. 

If POS they are often violation free with tenants in place with lease and security deposit.

Will have numbers, rental info, and pictures available, can help with comps if needed.

Some are mild rehabs and others are turnkey properties, often with tenants.

Often don't last long,

Great rental, ins solid shape now and can take as is or max 18 k work to be retail ready and violation free.  Can get work done fast and done right if needed.

Have violation list and work estimate and great contractor who will do the work if you need one.  

Average rental median is 950 but may get even more.

Experienced investor has a mild rehab that needs financing approximately 22- 25K

on a nice single family home in nice suburban neighborhood in Cuyahoga County.

Good retail area, good schools etc

ARV min 165K plus

Max hold time is 6 months but expected much sooner,.

Have numbers and analysis for those seriously interested.

I am an experienced investor looking for financing for following

This is a single family home 1700 sqft 3-2 and 2 car attached in a very nice west side Cuyahoga county suburb.

This is an easy 65% LTV and loan amount for purchase is 90 with 20 k repairs.

ARV is 160 lower end to-180 upper.
