This is no longer a Seller's market like it was 2 months ago. The LOI's I've been submitting lately include a portion of sales proceeds to go into an escrow account for 90 days after closing to compensate Buyer for any covid related delinquencies, unexpected move outs, ect. and Seller's have been open to negotiate with this language thus far. You gotta think the ones selling right now either have a loan maturing soon, have identified an "up-leg" they want to trade up for, or are spread to thin and need some sort of a liquidity event.

Justin, I found a national company who is local to Cincinnati and (i believe) would be willing to do 60/40 with brand new machines if I can structure another investor and property into the deal. How soon are you from being ready for 3rd party? They will also haul away your old machines.
