Welcome. I live in New Braunfels if you ever need to connect. 

We have been converting our property  in New Braunfels to a five plex the last two years. I am starting to reach out to others in the area to exchange ideas. I got a quote for a duplex from a realtor a month ago. The prices are just too high. About double I'd want to pay.

@Mark Fagan If you can pay for a total loss, you can take the risk. Also, if it does doesn’t work with the insurance, you might not be able to sell it at the right price in the future.
@Brent Kiger Too much of a liability risk. Having insurance does not mitigate all risk in a lawsuit.

@Matthew Perry Complete renovation of fourth rental by early January. Have another five plex complete by the end of the year- will break ground by March latest.

@Todd Powell I’m one of those doctors supplying the letters. Service pets are legit, but I’d say AT LEAST 70% of comfort pets are BS. There is such abuse in this area I now refuse to do them. When I have done them in the past, I always write that the person is responsible for any pet deposits and other fees after they agree to this. As a landlord, I have not had this come up, but I personally would start a paper trail and contact an attorney. The possible pain involved dealing with the wrong entitled person is worth spending the money on a lawyer.
@Stephanie Pieri Bought a house and converted it to five rentals We live in the largest unit that is 2500 sf. Did a lot of work ourselves to save money, but learning about how jobs get done was the most valuable thing.
