I think what you are trying to do is make this person a filler for a GC , which he probably not cut out for . In my opinion , for a project only $60k, a qualified GC should be able to handle that easily .

Now If you have multiple projects , maybe it’s better you hire someone to manage multiple GCs , or find a GC capable of running a few projects at time .

Sounds like an ideal arrangement for an investor and a recipe for disaster on his end . As a General contractor , I do just that , a GC, I am not financing anyone’s project unless it’s some sort of partnership . He might have a good “flow” going now , but eventually you’ll burn through money . All it takes a few rotten eggs and there goes all his cash . We wish everyone the best but personally, I do not think that’s a sustainable business model .
