@Melissa Robbins - Yes, we have been in contact and providing what support we can to the other tenant as she was the main witness to the crime. We inspected the property and will be bringing in a company called Aftermath to help with cleanup in the common area. The police detective indicated they are in possession of one set of keys in their evidence locker and we noted the other set was on a table in the unit. (We only issued 2 sets of keys). Of course, there could be more sets out there if they were duplicated without permission. I've reached out to director of the program that placed them in my unit and hope to be able to connect to the victims family through them.

@Nathan Gesner  It's a bit complex as the couple was placed there through a social services program. The program covers about 80% of the rent, but they are currently 2 months behind due to some paperwork issues. The couple was making their 20% payment. We were getting ready to take action on that situation, but then they applied for rent relief through a MN-based Covid-19 fund, which then places a moratorium on evictions. However, a crime being committed is legitimate cause to cancel the lease. I did chat with the investigating detective and am waiting for a call back from my attorney and insurance agent. I feel like it would be prudent to change locks right away, especially for the common area, but feel like that's not proper from a legal perspective.

We woke up to some very disturbing news this morning. One of our duplex tenants notified us that the couple living in the other unit had a big argument early this morning. According to that tenant, the male shot and killed the female in the hallway of the duplex. I went to the property and there was police tape around it. I identified myself as the property owner and the officer on duty shared that the investigators would be there for several more hours before we can reoccupy the property. 

I do plan to contact my attorney and insurance company, but would appreciate hearing from any BP colleagues regarding any experiences, advice and outcomes with this type of scenario. Thank you!

My wife Deanne and I live in the Twin Cities metro and will be heading to the conference the year. Anybody else from the Twin Cities, out-state MN or Western WI coming down as well? It would be fun to connect while we're there.

@James Hamling Interesting twist with my tenant that has given notice to non-renew. He had originally indicated he would be paying June rent over two payments during the month (apparently an arrangement he made with the previous landlord). As of today, no payments received for June. Last week he asked for an eviction notice (per the assistance program he works with) so "I can get paid in full for June-July". I followed up with a few questions about the program, etc and no response yet. I'm pressing him for more information, but it doesn't make sense that a gov't assistance program would require an eviction notice given that the moratorium is still in place.

@James Hamling Quick follow up on outcome: Offered renewal month-to-month, 4% rent increase. The tenant had been having rent discounted earlier in the year due to work issues related to Covid. Previous landlord was also allowing biweekly rent payments, which we do not allow. I shared that we did have another party interested in the unit and our preference was to rent to them (The 2nd unit in the duplex is occupied by a tenant under the HAP program. The social worker for that program has asked if the 1st floor unit would be available for another client).  The tenant ended up providing notice for non-renewal by email so a good outcome from my perspective. Thanks for the advice!

@Tim Swierczek, @Alyssa Strom - Thank you both for the insight. I will connect with the tenant post-closing and ask if his intention is to renew. If it is, can I assume I am able to renew on a month-to-month lease under the current conditions? His current lease I am inheriting was a 2 year lease.

Hello! Looking for some input from landlords with rentals in the Twin Cities area. We are closing on a duplex in St Paul on May 26, 2021. The 1st floor tenant has a lease that goes through July 31, 2021. There is a tenant on the 2nd floor that participates in a social services program which covers a large portion of their rent. I've been in touch with the organizers of that program and they've asked if the 1st floor unit could be available for another client in that program when that lease terminates. We would like to pursue that option. Given the current eviction moratoriums in place, is it still within our rights to simply inform that tenant in writing that we will NOT be renewing the lease?

@Joseph Lee Thanks for the explanation on ADUs. After looking through St Paul codes, it looks like adding a bedroom or 2 may be a better option. We'll check into it more post-closing.

@Bruce Runn Would love to chat about your experiences. I'll DM you once we close on the property.

@Francis A. Interesting suggestion. Based on the neighborhood this property is in, I don't believe rental cash flow would support that approach, but it could be a viable option in certain situations.
