Property is in the foreclosure process for the third time.

Facts: Old house, owner died, (current owner) administrator of estate lives there, property is in the expedited foreclosure process , current owner is requesting $345k, amount to cure default is $75k, amount to pay off loan agreement $194k, Houses on the same street range from $300's (35 out of 90) to $900k (recently built) according to Zillow. What are my options? Any recommendations? Mind you I'm new to this.

I am in Texas. How do I wholesale a property in another state. I'm talking about the paperwork part. I have a Motivated Seller. I have a little list of cash buyers in that particular are. Can I prepare a contract, get it notarized, send it to the seller, have her take it to her closing agent, and do the same with the buyer? Am I on the right path? Is there a better way? I all ears/eyeballs.

@Adam Roberts @Scott Swink . The sell didn't like that I was going to use third party money to fund the transaction. He thought that I was just going to whip out a checkbook and write a check on the spot. He also didn't like that I wasn't going to put down 10% earnest money.

I meet with my first motivated seller yesterday. I went and did a walk through of the house and I must say it was ****. We talked for a good thirty minutes before discussing price. We ended up agreeing on the price I wanted. Everything was good until he asked for the earnest money deposit. I could come up with the amount he requested. That is when I informed him of the process. He didn't like that I wasn't forthcoming with that information. So the deal fell thru. Even though things didn't go the way I planned I consider it a success.

I live in Texas. I have started to market in another area(Syracuse, NY Area) where I plan to move in about 6 months. I already started marketing in that area. I received a call from a motivated seller. She is in a nursing home(2 hours away & unable to show the property). She want's to sell her house that is 1 1/2 miles away from the major mall. The house is worth $50,000(Zestimate). She is willing to sell it to me for $20-$25k. I have like 3-4 cash buyers in the area. How should I finesse this?
