@Bruce Lynn Thanks for the info. I didn't realize there was a challenge period that could last up to two years. Is the challenge period a state statute?

@Gabriel Turmero, I'm also new to tax lien investing. I hope things go well for you in Houston. How soon are the tax lien sales in Houston?

@Bruce Lynn, thanks for the pointers; very helpful. Quick question, do you perform any title searched before bidding on tax-lien certificates, or do you wait until the certificate is potentially not redeemed for several years?

I'm also new to tax investing. Tax deed and lien markets are becoming more competitive, and as a result, risk is increasing.

Bummed to hear @Richard Arakelian ended up in a less-than-ideal position, but I hope that it turns out well and we can learn from shared experiences.

@Ned Carey Thanks for the input. I can imagine the competition is driving down returns, particularly in auctions where the interest rate is bid down (I am not sure how the auctions work in Maryland). However, I've been looking at my initial investments in states that have a round-robin and state-mandated return (Nebraska, for example).

I'd love to pick your brain sometime.
