I am with you on that Marcus, I have a W2 job that I happen to like. Sadly none of our properties cash flow since they are all in Class A neighborhoods and high interest rate.We have paid off our primary residence and plan to pay off the properties fast in long run saving on mortgage interest and earning equity.

 I think there are two type of investors . One that wants cash flow plus grow wealth and other that wants to create generational wealth. Both have a great potential to succeed but I agree with Marcus that if one doesn't like their W2 job then it's best to invest in a business.

Regular lender financing, we have paid off 70% of our mortgage on the primary residence so we were loaned money without any issue. 

Property 1: Rent 2450/month negative $500 Equity $90,000

Property 2: Rent 2250/month negative $600 Equity $100,000

Property 3: just bought for 330,000

We have used our flexible saving to pay down mortgage on the property with the highest interest rate. We don't need cash flow. Also, why pay 3 times the price of a house to the bank? Isn't that coming out of our pockets?

Thanks for your reply, Jared. If we stay with our high-paying jobs, we can carry the properties, but we(spouse and I) are too afraid to invest in Class B or C neighborhoods. We worry about the hassle of dealing with properties in poor condition and not building enough equity. Our existing properties will appreciate significantly, and we have equity in 2 of the 3 properties. We have hired   a property management company for all three rentals. What tools can we use to analyze the rental potential in other neighborhoods?

Hi All,

I am a relatively new investor with a full time well paying job.I have 4 SFH in Class A neighborhoods in Gainesville area. I presently have a negative cash flow in all 3 properties but am more interested in paying off the mortgages early to reap rewards later.Any thoughts?
