Very interesting. I'm going to take this into strong consideration. I'd be interested to know any specifics of the tax advantages on your return. My real estate class finishes up on Aug 26, so I'll let you all know which way I went when all is said and done, and what my reasons were.

Anyone have personal experience with the J. Scott Sheel commercial real estate program? what are your opinions?

Thank you for both posts. It is very interesting you say that Mr. Weese. I was actually considering going through the entire class, and then just not getting the license. Now that I have a confirmation on that idea, there's a great chance that's what I'll do. At this point, I don't see myself focusing that much on the realtor side. I really prefer to retain as much flexibility and freedom as possible in my transactions.

I welcome more input and ideas.

This is a question I hadn't considered until a couple days ago, but here is why I ask it. I'm new to investing and want to start making money, and I'm also committed to learning everything I can about whatever I get serious about. So as a result, I decided to go to real estate school and get my license, which I'm scheduled to do next month. I figured, the knowledge will benefit me, I'll gain access to MLS, save commission if I want to buy a property, etc....But then I attended a REIA meeting the other day, and the speaker was a lady who was a short sale specialist. After the meeting, I was chatting with her and mentioned my plan to get my RE license, and she immediately said, "that is not necessary, and when it comes to short sales at least, it could even be a detriment, in that a licensed agent has to make all sorts of disclosures that a non-licensed person does not have to make". I didn't press for details, but it got me thinking. If I want to spend most of my efforts on the investing side of the business, am I actually hurting myself by getting a real estate license? I would like any licensed agents/brokers who are also experienced investors to weigh in on this issue please. What are the pros/cons of being BOTH a licensed agent/broker AND an active investor....regarding shortsales, wholesaling, rehabbing, or whatever topic you would like to relate it to. Thanks for the input.

Thank you Scott. I will making many contacts in Charlotte, I actually go to the meetings of two different REIAs, the Metrolina and the Charlotte REIA, so I will get to know quite a few people. I look forward to asking many questions and learning a lot from the experienced people here.

I really enjoyed reading this thread. I just recently attended a Guru event and luckily did not have the $1997 that the guy wanted for his collection of books and tapes, and this is a very well known guru, I won't mention his name, because I don't know if that's kosher, I'm still new here. But I saw lots of other people tripping eachother to get to the table and I personally observed people writing out checks for $1997 to this guy for a bag of tapes and a big book binder.

I too would like information from an honest person who is just willing to help without ripping off newbies in this fashion. So if you don't mind, Ryan, please share with us new folks what your information is....i.e. your web site, subscription newsletters, or anything else you have..... I know if I am looking for someone like you, then many other people are as well. Please share more of your access info.

Forgot to mention, the reason it's do or die is that I'm no longer in the aviation business. Lost that job back in November, so this is all I'm doing now.

Hello, everyone. I'm a new investor looking to get started in wholesaling/rehabbing/shortsales, but I think I would mostly like to do about 60% wholesaling/30% rehabs/10% shortsales eventually. I've spent the last 10 years building up an aviation career, the last four of which were spent as an airline captain. I come into this business knowing nothing other than being a firstime homeowner since 2003. I've joined the Metrolina REIA in Charlotte, (which recently won the award for best REIA in the country), and I'm doing the mad scramble to read and absorb everything I can. My biggest hurdle right now is getting past the mental barriers that come with doing something brand new, as well as forming and implementing a marketing plan to get my business going. I would be willing to network with anyone and gain/share ideas. It's do or die for me and family. This is important stuff.....so I'm serious about it.
