I actually had a new tenant ask for cozy because they have an easy payment system, I use ezlandlordforms.com

They have a state specific contract app, application process tools and lots of management tools that are vetted for legality for your state before being offered.

Yes. This is correct. I have done several homes at Lowe’s. Pay them $35 and they will come out and measure your windows. Sometimes that have a installation special as well. Good luck!

Ask for the tax docs and if they appear you will know if she earns 3 x the rent or not and if it’s reported. I believe the number is ... mire than 50,000,000 Americans are unbanked. That may make them unsophisticated but not necessarily ineligible to rent from you. The tax docs tell the truth. Also, did you do s credit check,criminal check, eviction report and application through s sophisticated tool like Transunion Smart Mover, Cozy or Ezlandlords? They do all of this online and it’s inexpensive and paid for by he tenant prospect. This is not an area for shortcuts.

The only thing I would add to what others have said... is try to work with a lender that has other financial products you can use in the future as well. These days you have to share so much info for an approval, that if months from now you see an additional property you can ask them to use the large file of data you gave them last time and just freshen up their application files versus start over. Advise him ... in writing...

you would like a list of all repairs and that you will be clearing the apartment for repairs for 30 days.

That he’s welcome to apply as an applicant... just like everybody else ... but consistent with your local and state laws, all applicants will participant in the application and screening process...

and all tenants will be required to sign a state compliant lease...

I suggest that you assure and show at all times you are in compliance with city, county and state laws.

It’s your path to higher profitability and success.

I have one tenant like this. It never goes as far as the evection filing but close, past the North Carolina late rent notice and late fee and onto the 10 day demand notice most months which is part of North Carolina legal process.

My wife blames me for having approved them and in my heart I know it’s true and right so I will continue to struggle for the rest of their lease and the extended lease I offered when they agreed to start paying on time! I need to show more care with my future approvals.

So I suspect I’m not the only one who ignores the little voice in their head and approves a marginal tenant they suspect they shouldn’t.

I do business in North Carolina and you have 30 days to return the security deposit or send the tenant a registered letter of damages and demands.

Why would you file a small claims case even though you may never get paid? The judgement remains open for 10 years and other landlords can see the open judgement. Someday they will want to make a purchase and another creditor might say, clear this up before we move forward.

Yes, I am willing to admit I made this mistake, repaired walls and repainted without the Kilz treatment. Big mistake I will need to fix after some tenant some day. It was big pets and big smokers same house.

My lesson Learned..., don’t paint till it’s clean and smells are totally gone.

It’s all math. I have one tenant that signed a 4 year lease 3 years ago. Now the rent is about $300 a month below market. That’s ok. That’s the deal I made at that time but if you start off renting $200 below market, where will you be in 2 or 3 years? When you want to raise the rent in the future they will resist and you will have expenses preparing for the next tenant.

Consider your options and other interested tenants and make your decision. Good luck.
