So I am actively looking for a fixing flip deal or a buy and hole deal in the Louisville Kentucky area. Are there any HML or PML that will fund the whole deal and what are the requirements? Also any help with getting up-to-date contracts so I can get the ball rolling would be helpful, thank you.

Are the double closings/simultaneous closings legal in CA to be specific? I've heard of people using transaction funding. What exactly transaction funding pay for and what are the rates? Is paying for closing cost or the transaction in whole?

Hello BP!

I am new to biggerpockets and also a new investor. I have a deal lined up but I am having a hard time finding a investor friendly escrow/title company or closing agent/attorney. Can anyone refer any companies that can help? Im going to a local REIA group but that isn't until the end of the month and I don't want to wait that long, please help! I am looking for a national company as I will be doing deals out of state as well, I am in American Canyon, CA.
