Yes, still a broker in the Miami area. Not sure what you mean by sponsoring people with a licence? You mean hiring licensed Realtors?

Folks, there are deals everywhere and at any given time.  The prior comments are all good and valid, however, the bottom line is it takes some action (prospecting, marketing) to find the good deals and then let the numbers do the talking. 

As in any area there are more areas with hanging fruit than others but there are opportunities everywhere. I'm here to serve. Feel free to reach out to me if need be.

This is the reason periodic training classes on ethics are a requirement for REALTORS. Some take longer to digest than others.

Ethics, integrity, and character are not just words and if they are too profound, how about never lie, cheat, or steal. 

If one of the above words are part of one's core values, they will dictate the proper course of action to take. Do the right thing!

Marcus A.  and @Sabrina Kane are right on. Got to pay to play. No money no honey! 

I don't know if you're sleeping well, but I bet your buyer is. The buyer has nothing to lose. Not good business practice. If you're running with this deal try to find a backup buyer.
