I am looking to purchase some SFH's in this area. I want to rehab and rent. I am familiar with the rent ranges and I understand the tenants. Any advice??

1. I am confident on the ARV, and the rent expectation in this particular report, as well as this entire report, is more of a best case.

2. The property is not in horrible condition, but it does need work. I was vacillating between $7500 & $15000. The comps back it up, but not 100%. The land on this property is significantly more than its neighbors. 1 acre. 

3. That is supposed to be a DP. I wanted to put $5000 down and finance $18500. I don't think BP will let me run that on the calculator, so its shows surplus. Correct me if I am uploading it wrong. 

4. This isn't a house hack, just a SFR. My loan officer at USAA gave me a range of 2.9%-3.5% for 15 years.

I'll add in the sewer & water, thanks! Also what are your thoughts on this as a BRRRR property? Thanks again for your response, look forward to hearing from you!
