Single-family residence fix & flip investment.

Purchase price: $180,000
Cash invested: $225,000

Current flip. Purchased off market for 180k, EST rehab 40k, EST sale price 279k. Will update

Large lot, value add potential, right price point

How did you find this deal and how did you negotiate it?

This deal was acquired off market through a lending partner.

How did you finance this deal?

All cash

How did you add value to the deal?

Full kitchen and bathroom remodel, new floors, drywall, interior and exterior paint, landscaping, and misc.

What was the outcome?

Thank you for all the recommendations and comments. I spoke to my current DSCR lender that I use for long term purchases and they have a minimum loan amount of 100k, but the fix/flip projects we are working on will have an ARV of 100k or less.

Do any of you have experience with DSCR Loans or cash outs under 100k?

I will definitely connect with some of you and others to see what else is available.
