Social media seems to have become more and more derisive recently. I like you enjoyed keep up with old friends, but it now seems social media is the place to argue every current event often with a political slant. I have been cutting down my time on social media outside of use for business purposes.

Thank you all for your input, it has been very helpful.  I did factor in allowing pets and marketing above fair market rent.  Therefore, I have decided to stick with the $200.00 non-refundable pet fee and not include a pet rent clause.

I am in the process of renting out a unit and will allow pets.  I have been back and forth about how much of a non-refundable pet fee to charge.  I have also been trying to decide whether and how much to charge for pet rent.  I have been leaning towards a $200.00 non-refundable fee and $10/month for pet rent.  I am curious what is typical for the Richmond market and what you folks are currently charging.

I currently have a duplex and a vacation condo I use as a STR. Hoping to add more soon!

Another factor I feel is at play are those unemployment benefits.  Most who are receiving these benefits seem to be making more now than when they were employed.  This may be delaying the impact the current situation will have on the market.  That coupled with the forbearance availability are pushing the effects on the market back a little bit.  We will have to see how the government responds next to fully anticipate what the future may hold.
