Hi,

I have a property in Fulton got water flooded due to storm drain backup. Anyone has recommendations for civil engineers who can investigate the problem?

Thank you!

@Mitch Messer

Can I get the company information too?

I had a typo, they always find excuses to not do the work even it is in the warranty.

Also if anyone know trustable septic tank company who can quickly solve the problem, can you share their contact?

Thanks!

Hi,

We have a property used a septic tank company to fully replace the tank and the pipes, it's backfill in a few months, still within warranty but the company keeps on finding execution. Also, it maybe the situation that they did not really put a new tank even it is in the scope of work.

Because we have tenants in it, we are thinking finding a new company to solve the problem, and sue the previous company for all the cost.

Does anyone has a good attorney who knows how to handle it with reasonable cost?

Thanks!

Hi,

I got  a property under contract in east side of JAX (I assume to be good area) and need help since I am OOS and this is my first offer in JAX.

Any experienced property manager on the site? I primarily need advice on:

- Is it a good location for rental & What kind of tenants it will attract

- How to rehab to maximize return w/ cost estimation

- Conservative rent projection based on the rehab

I need property managers for it, I tried to contact a few companies, but their response seems slow and I won't be able to directly talk to the actual property manager.

Anyone can help? Feel free to send me a message, I can share more information offline.

Thanks in advance!

Thanks Nikia, if say the septic leaked, do you have liability on things like environmental damage or health issues?

Hi All,

I am doing some study in JAX and plan to do buy and hold strategy as a out of state investor.

Trying to find local PM and real estate agent who works with out of state investors, would appreciate if anyone can refer.

So far, I am looking into a few properties on west JAX in a small pocket surrounded by 3 highways (90, 10 & 295) in zip code 32220.

Anyone has suggestions on whether this is a good area for rental?

I noticed a large area in west JAX uses septic, wondering if anyone has experience on it. Whether you would avoid it or not.

Can you also suggest good areas for buy and hold?

Thanks!

I saw same problem, I can see other forums. But no local forums appear after I type in keywords like chicago
