Hi B.B. community. I really need some help with this one. I need to establish the 1995 FMV of a house I owned. I need to establish a base value for a property that was deeded to me by my father that I sold. Any advise is greatly appreciated.

Just starting this journey and was wondering. When calculating cash flow on a potential property would I budget cash for capital expenditures and maintenance if I keep a healthy cash reserve for each property? Appreciate all the help I’ve been getting from this wonderful community btw.

I’m just starting on my real estate investing journey. My goal is to buy a nd hold for cash flow. Appreciation would be nice but cash flow is the primary goal. I have 100,000 to invest. Should I buy 1 all cash or spread it between several with mortgages? Would like to know the pros and cons to each strategy. 

How much cash reserve is recommended on a house worth 100,000? I understand it will depend on the condition of the house but is there a general rule for that? 

Hi all. If I buy a rental for buy and hold and I pay all cash, do I need to deduct from my monthly income for vacancy. I understand that when you have a mortgage it’s wise to put a little money aside every month for when your property is not rented. But if there is no mortgage that cash could be profit. Am I correct?
