If you adjust your cost per unit, as Dan suggested, you can find some multifamily residential (triplex, fourplex) in Everett and Tacoma. And you may get better financing. 

 Yakima offers good values, Enrique is the guy to see there.  I think Spokane has many good values but I have no good contacts there.  

Your profile says you're from Roseburg.  Have you considered investing closer to home?  I have found several good values in the Willamette Valley (Eugene to Corvallis and Salem). 

I would be glad to talk with you about any of those markets.

So if vacancy rates are 2% or less in the summer and fall; how high are they in the winter and early spring?  Also what is the season: April through October, or May through September?  How do you plan for this as a landlord and are there properties and strategies you use to minimize the effect of a migrant workforce?

Great discussion. I have been considering investing out of state and like the mid-west.

 It helps to know the neighborhoods from a locals perspective.

Good morning @Rachel Luoto,

Don't get discouraged.  There are parts of Washington that you can find reasonably priced properties that cash flow very well.  There are a number of properties in Grays Harbor County near @Brandon Turner and Yakima near @Erik Gray as well as other parts of the state and NW.
