LMAO. No, Man, we are here to share knowledge. In Texas, a non-disclosure state, I can get sold prices on most MLS listings as a realtor. For commercial, I have very expensive CoStar that often but not always show the last sold date and price.

Thanks for the response and good catch on my calculations.  I meant to use 5% which should be 200K.  I will go back and fix it.  Duh!!!

Thank you so much for your response.  Yes, that first year looks tougher than it should.  What is killing me as a buyer agent for multi-family in Texas is the new tax rates and assessments.  Counties and municipalities in Texas are going up to sale price for a new assessment.  As for Texas tax rates, Dallas-2.72%,  Fort Worth-2.82%, Houston, 3.0%.  Sellers are showing financials with a full 2.0% higher CR due to their older, better financing and lower taxes.  I am having a tough time making multi-family work for me and my clients.

Try Listsource.com for tax-delinquent properties.  Leads are cheap and you can really limit your search parameters.

Ken,  it does not look like my reoly posted, so here it goes again:

Thank you for your interest.  The first four-plex has a total of 8,351 total SF of GLA (2,100 SF each)  Should rent for $1.00 / SF per month, for a gross income of $8,400 per month or $100,800 per year.    We will be able to provide you the improved property tax info for 2017 soon.   I would like to set up a conference call for you with my client if you are interested.

Looking for development partner for East Texas 80-unit propect.  

Local developer seeks a development partner to participate in the construction and sale of its luxury town home project,.  This is project consists of twenty (20) income-producing four-plex’s and duplexes. The plan is to build. lease and then sell a all of twenty four-plex’s and duplexes as income-producing buildings. Our primary target is medical industry professionals as rental tenants in these luxury townhomes.

Currently, one four-plex is almost complete and ready to lease and subsequently sell. A second four-plex is 50% complete. Potential investor(s) are invited to participate as a partner(s). Degree of participation and ownership is negotiable.
