They are a true non-resident visa holder. Their income and assets are not from the US however the down payment is not a problem.

Biggest issues I'm seeing is a lack of skilled labor for projects. I'm currently doing about 4 to 6 houses a year (usually major rehabs) and would like to expand, but the lack of labor is causing my current projects to take way longer than normal and on top of that there's not a lot of supply in the areas I like to buy.   What issues are you guys seeing? How many flips are you doing a year?

I have a lender where I can buy, renovate and rent properties but would need to refinance in a year or less. I'm not looking for a cash-out, just refinance at better interest rates and there is generally 20% equity in the property. I would like to refinance in my LLC name without providing personal credit or info, purely in the LLC's name that the property was purchased using. Does this type of lender exist?

Thanks for the input. I was just curious what others do as I've read some other people on here that seem higher volume and I didn't know if they had GC or possibly employees.. I'm at a point where I would like to increase volume but I'm going to have to have someone else manage projects and I'm not sure what's the best way to go... I have a few guys that I pay weekly rates now and then sub contract major plumbing, electrical and mechanical work. I find when I deal with subcontractors they bounce back and forth between jobs and then the delays cause other sub delays and it's just too time consuming. I find overall I save a good bit of money having guys on payroll that can roll from one project to the next.

I'm curious if most of you guys hire a GC for your projects or do you subcontract the work out yourself? Do any of you have a crew of workers you pay a salary that go from project to project?
