Thank you Michael and Dell.... Dell, it's not a bad way at all and there is some profit on the rehab side as I do pay out for them but doing my own rehabs limits me to how many flips I can do at one time or in a year I am really looking to expend into flipping only I usually have one to two going at a time but I'd like to increase that to 12-15 a year. Finding another rehabber to do the thing that we do and be reliable and reasonable has been the most difficult part of this business it's easy to find subs but I'm looking for someone to hand an entire project over to but as of now I'm still plugging away though and crossing fingers, lol.

I've been in construction my whole career & entered into flipping in the summer of 2013 but currently still do all my own rehabs. I have one rental and multiple flips and always looking for more! Looking forward to networking with like minded people!
