@Austin Shade my primary residence has been in Wildomar for about 10 years now. Murrietta is generally considered a 'better' area when compared to Wildomar. What type of properties are you looking for? Wildomar has more custom-built and unique properties than Murrietta. For instance, Murrietta is primarily SFR tract homes on lots that are <10,000 sqft., vs. Wildomar where you can find everything from custom homes with casitas, down to mobile homes on their own land. @Kelsey Mortimore find deals that you are comfortable with, even if there is a drop in RE prices. For me, this means I like to operate with a Debt Service Coverage Ratio(DSCR) of about 1.25 to 1.5. I invest for cash flow, so future property value is not a primary driver in my decisions, but cashflow absolutely is. If you find a deal that works for you, do it!
