Does it matter if the property is presently vs. potentially occupied?

Hi. Thanks for taking the time. My wife are Pinellas natives but new to REI. We are looking to begin buying rentals for buy and hold. Before we start looking at houses, I'd like to put together a team and be ready when the opportunity arrives. I'd like to find an attorney who is comfortable with seller finance contracts. I would like to find a CPA or CPA(s) specializing in business startup and real estate taxes. Lastly, Id like to begin a relationship with some smaller banks or credit unions. Any contacts or recommendations on how to find any would be helpful. Thanks again. Looking forward to talking with you.
