Thanks ..it seems lenders only want to do new construction and not development and acqusition.

I have a builder / Developer ready to sign contract with partnership to buy onve development is done of 40 lots.

Any suggests for Funding on land development in Georgia??

Thats what im working on, he purchase a HOA tax lien Sheriffs Forclosure hes an Agent.

Im working on getting more information once I do i will share it.

Yes they are selling it to me for $165k umder contract.

And wholesale it to another buuer of $250.

They paid $26,600

So they are still making a profit and everyone wins.

So im looking to pick up properties from HOA Judicial Forclosures in Georgia GWINNETT county Fulton county and Dekalb.

Whats the best process and which direction to go.

I have a friend who acquired a condo in Dunwoody Ga for $26,600 HOA forclouse and the ARV is $325k ..??
