UGH!  This is my problem.  I can't seem to get anything started.  I know I can't build anything with nothing but I don't know what else to do.  I guess I will just have to buy Brandon's book.  There seems to be nothing I can do to get started when I really have no cash.  It is getting frustrating.

I thought maybe I would ask you all about this problem I have getting started.  I have found an investment property that I want for a rental. I have talked to some lenders and I can get a loan but I have to have a down payment, obviously.  I really just don't have 20% laying around.  So is there any way to get that if you don't have it on hand?  I probably missed a discussion on this already, but I figure it doesn't hurt to ask again.  THANKS!

I invested $2000 with creative investments and they promised me the same thing except a lower "guaranteed" return. They sent me info on my email and said study study study. I did just that. Then I followed ALL of the mentors instructions and tried to use the tools they sent me. When I couldn't make+ it work i called the mentor and all he could tell me was "ITS ALL IN THE INSTRUCTIONS I SENT YOU". So I kept trying and failing. So its been almost 2 years now and no ROI. They just recently called me and wanted me to send $300 more to get more info about some new project. Once again they "GUARANTEE" I will make all my money back. So what am I to think?

I have decided recently to do all of the things you all have suggested.  I have decided that if I really want this I really have to jump in and do it.  I am working on building my credit and I have been looking into the podcasts and will be watching them all.  I just wanted to see if there was something I am missing that I haven't been able to even break ground yet on real estate investing.  But you all have pretty much told me what I expected you would.  I appreciate it a great deal and I will start using BP to learn more about getting this thing started.  Thanks for the responses.

I have been researching real estate for about five years.  I have even spent a lot of money to get information on how to get started in real estate without using your own money.  It was a "how to", that sent me a lot of things to read and even set me up with a mentor.  I read through every bit of the information given to me by this company and I even did everything they suggested.  I even consulted with the "mentor" they set me up with.  None of it worked, for me!  I also tried to get the mentor to explain in greater detail how I could work the techniques better to work for me, I got no where.  So now I am back to figuring out how to go through a bank and find a property I want to invest in and try to get started.  Problem is I have no money, my credit score is low, I live in a small rural community and I have been getting turned down with every idea I try.  I have been reading some things here on BP and I guess I am just not as quick as most and I don't really understand some of the "get started" techniques I have read about on here.  I really don't know where to go from here.  I guess Real Estate investing 101 is too advanced for me, maybe I need Real Estate for preschoolers!  I would just like some REAL guidance.
