@Kelly Bellini did Bank of Internet require any maturing or length of property ownership for the refi?  Btw Bank of Internet sounds like a fake bank. Never heard of them so I had to check them out to see they are legit. lol

Great story!  I like that you were patient and waited for the right property. That is the phase I am in.  How many properties did you visit before settling on this one?

You all are awesome! I appreciate all the insight. So... no epoxy grout, got it.  I will look into this greige. That is funny word to me.

I am remodeling two small bathrooms in a small house for a rental in A class neighborhood. Houston suburb good schools. I can get 1350-1500 rent for my 1100sqft 2/2/2. I have read some people say you should put dark grout on tile for rentals. I need lighter tile in my small bathroom so it looks bigger. I am not wild about the contrast of dark to light. In one forum a guy said he uses epoxy grout. I didn't see much else. I read online that it is stain resistant and no sealing required. It cost 3-5 times as much regular grout. What is y'all experience with epoxy grout?
