Eric A. What is your budget? A 2 family property just sold 2 months ago in the East FlatBush area (Btw Ave D & Albany Ave) for $550k Both units were 4/2/1 Side by side units. With Finished basements. About $20k of work was needed on 1 of the units. The buyer was a small business owner.

Option 2. Reason is because the area is already established and people are renting. You are also more likely to find a good deal. The only way option 1 makes sense is if you are planning on living there long term 7+ years and you dont mind not having a tenant for a while until the area gets "popular"

Stainless does not stain but it can get scratched easily. If your rents and neighborhood are on the premium side yes. If not its not worth it.

Yes. The rule is you cannot have 2 FHA loans in your name at the same time only one at a time.

Are you planning on renovating the property? If yes then you can use the BRRR strategy and remove the pmi when refinancing to a conventional. If not then you will have to stick with the pmi. Hopefully this doesn't affect your cashflow.

I was thinking the same thing. The best answer I came up with was this; Mindset. Mental slavey is really a sad thing.

Wait 2 weeks and see if the puppy noise still continue to occur. If it does Approach them casually and say that you've been hearing a barking sound coming from their apartment. But make sure you do this the same hour the sounds are occurring (preferably the day time) then ask if they got a new furry friend. If yes. Mention to them that according to the lease a there are no pets and or a pet fee is required. If there is no pet fee amount specified in the lease then a amount must be negotiated. Either upfront or added to the rent. But if they refuse you are legally obligated to evict based on a breach of contract. Next time instead of saying no pets in your lease simply add a fee and state a timeframe it must be paid by after the pet is purchased If they are good tenants it will be harder to justify evicting them over a dog..
