The space will be occupied by a tot gymnastics company. The business has been in the area for 10+years and we've owned it for the past 4. I know that's not a national company backing it, but we are established in the community. The space is in a shopping plaza; retail space. It is 1520 sq ft. and approx. $12 sq ft., but the owner is wanting an additional $5 sq. ft. for the pass through costs. I use an attorney for all residential deals I do, but that's to review the documents that I've had drawn up. I was told I should use an attorney to do my negotiating on the commercial side, is that true?

I'm sorry for such a basic question, but I'm not very familiar with standard commercial leases. Ive only dealt in residential rentals. I'm in the process of negotiating a lease on some commercial property for another business of mine and I'm curious what I can ask for. Are triple net leases standard everywhere? Can we ask for the owner to pay moving expenses and renovation costs? What costs are standard on commercial leases? Thank you in advance for the responses Rick

I'm hoping someone could help me with this, I live in Illinois and a friend of mine is moving out of state and asked me if I could take care of the management of his property, but according to what I've read in this state you can't do this without a license.  Is their any way around this?  I don't want to do anything illegal, but also don't want to get my license just for this reason.  Thanks for your help.

I was wondering if I could get some feed back from some of you about the Fannie Mae home path renovation loans. Have any of you used it? Is it a smooth process? Do they have to approve all of the work and who decides how much money is needed for repairs?Is there money to be made on those deals? Please if have any input on this please let me know. Thank you.

Hello my name is Rick, I'm located in a far northwest suburb of Chicago and I'm looking to get into investing in real estate. I currently do have an LLC with one rental property on it, but I want to start really investing. Looking to buy more rentals as well as flipping.
