For commercial single tenant net (NNN) lease Investments, what is customary deed that one should include in the contract? Special warranty deed or the regular warranty deed?

Hi All,

First time posting in BP. Any pointer on areas in and around California for multi-family properties in A/B areas for 900-1M mostly cash. Could go little higher for the right property but will have to be financeable. Cash flow is important but can bit slightly lower if the appreciation is a good possibility.
