Where are you looking for property? $350k can go a long way in certain markets. Thought about long distance real estate investing?

I am looking for a property that will cash flow positive and will go up in value faster then inflation.  I have thought about long distance investing but I don't know anything about markets that aren't where I am living right now.

Note: I am in Canada and additionally I don't know what would be involved in investing internationally.

Hi Everyone,

I'm pretty new here and to investing so any help would be appreciated.

I just finished talking to a mortgage specialist at a bank.  She said I couldn't get more then $350k ish debt due to income level.  I have $200k mortgage on my current house which is worth upwards of $450k.  Is there a way to get a rental property with these limitations or am I stuck working up the job ladder till my income gets higher?

I live in Southern Ontario and I'm looking to buy my first long term rental property, preferably within driving distance.  I've read some advice posts and watched various videos on starting out but most videos are focused on the US.  Are there any good resources specifically referring to Canadian investing?   Also what are some good beginner investing posts/videos/books etc..

Another question would be where would I find local investing groups for networking and more local advice?  Just Facebook or are there are other places?

I'm also just looking for general advice on investing in a market that is on the expensive side.  I can share more specifics about my situation in a PM if anyone can help but I'm not sure about a public forum yet.
