@Sam Bates, Thank you for the detailed information. I did speak to Memphis invest (MI) but the representative told me that I must buy at least 2 properties at the same time in the initial investment. Originally I'd like to buy one and do further investment after the first one ....

Are the properties of MI in good neighborhoods? 

I also heard that property tax should be a concern for people to invest in Texas. As some people told me that property tax may increase quicker than rent increase. Not sure if this is really the case.

@Ali Boone, Thank you. I understand that I missed the appreciation boom of Dallas but I am looking for buy and hold for long long time. If Dallas can continue to grow in the long run then hopefully I can still benefit from appreciation in the future. I tried to avoid cash flow only properties as some people suggest that the future repair cost may erase cash flow earned in the early stage.

@Larry Fried, Thank you. I also heard that the foundation problems of the properties in Dallas area but I am not sure how bad the issue is. Will the cost of foundation repair in the long run essentially erase the cash flows earned from the rental properties? 

@Andrew Herring, Thank you for the input. Do I still need to budget foundation repair for the future if I buy the turnkey property which already have the foundation problem fixed?

Another issue I heard is high property tax in Texas (and the rate of the property tax increase due to appreciation).

I am thinking to buy SFR turneky property in Dallas. I'd like to have positive cash flow with some potential appreciation (I'd avoid the property with cash flow only but no appreciation potential). Any recommendation on trustworthy turnkey provider? Is there any pitfall I should be aware for turnkey in Dallas?

I talked to MI and the representative told me that I need to buy at least 2 properties at the same time. This makes me to think it over as originally I plan to purchase one and then invest more if the first one performs well. Did people purchase 2 properties with MI in the first investment? Thanks
