I own a fourplex in San Antonio TX. I have about 100K in equity and am looking at pulling out some cash for a new roof and also to use in other investments. I currently have a 3.8% interest rate and have gotten quotes for a cash out refi at 4.5%. I was wondering if it is better to keep the current mortgage and open a HELOC or to proceed with the cash out refi? I would appreciate hearing about others experience with this. Thx

@Jeff Byrne

I know the feeling! Sometimes you just have to put your head down, keep moving forward and let those around you see the results.
