Fairly new and still learning. I know rates on investment properties tend to be somewhere around .5-.75% higher than primary mortgages but where do you look to find reliable daily rates? I don't want to constantly bug my lender and most of the sites are sponsored or selling mortgages. I dont need the noise, just the numbers. 

Opportunity to buy a house for $80k. It would be a buy and hold and the cash flow and COI are decent but the interest rate is a killer. Would you consider paying cash for it. Kills your capitol but increases initial cashflow and cuts out all the interest...

Currently have a couple properties in Akron and have a great team there but lack the connections in Columbus and am looking to get into a duplex/tri/quad. Interested in cash flow and primarily buy and hold. A/B areas. I know I’m inviting everyone and their brother to reach out but if you think you can help me let do this! 

We have a SFH and a duplex and I want my next deal to be a quad…but I'm having trouble finding anything that falls into the 1% rule. I know that isn't a science or hard and fast rule but what are people doing to find quads with decent cash flow? What are some things you look for to qualify profit potential?

Any locals with insight to Euclid ( right outside Cleveland). Looks like it was rough but might be turning? Hard to tell. Lots of different info that contradicts. Looking at MF 

They have made a few moves that signal they might be looking at an enrollment turnaround. Any thoughts on the area? Student housing seems to be a nice niche between SFR and multi...I work in a University setting and understand the inherent risks of that population.

Hi All,  Been listening in the eaves but new to BP. My husband and I live in San Diego and recently bought our first two properties. Both are student rentals near University of Akron ( my family is from there so lots of trusted connections). We want to add some doors but don't necessarily want all of our eggs in the same basket and not sure where to go next. Would love to look at some 2-4's but not sure where. Interested in buy and hold for cashflow. I'm a sponge!
