I do not see any 5 bedroom rental listings in or around Ednor Gardens in Bright MLS right now, FYI

We have a section 8 tenant in process! Thanks everyone :)

Hi everyone,

Qq- I’ve been working with a freelance PM. We have a tenant in process- my property manager is telling me that he uses Turbo Tax and the lease he generates only requires his signature and the tenants. And that I’d be “out of the mix” Is this customary? What are your thoughts?

@Rhia Mckissic It sounds like you're going through a tough time with your property. Here's a bit of advice: Marketing a property effectively involves several steps. You've already taken some good ones by listing the property on Avail.co and MLS, but since it's been vacant for 9 months, consider if the property is priced competitively for your area. It's also important to ensure your property is presented well with professional photographs and possibly a virtual tour.

Additionally, expanding your marketing to social media, real estate forums, and local community boards could help increase visibility. Since you mentioned the house is suitable for professional roommates or a family, you might also want to reach out to local businesses, hospitals, or universities, where there may be potential tenants looking for housing options like yours.

Lastly, feedback is invaluable. If you've had viewings but no offers, try to get feedback from viewers to understand any concerns or objections they might have. With this information, you can address issues that might be turning potential tenants away.

Thanks you! @Aaron Arnold - this was super insightful.

Have you price compared your rental with what’s in the market? Pricing it right is the first thing that matters for a rental. Also, what are your tenant qualifications? Sometimes that could be a turnoff as well and not casting a wide enough net. Lastly, how is the access to the property? Not a major deterrent but there’s a divided median or one ways to get to the main road, it’s an automatic turnoff for me when I’m looking at a property from the lens of my end user.

Hi @Deborah Pyburn! Thanks for replying. I’ve dropped the price twice, and folks are telling me it’s actually below the market price rn. It’s also on a nice, quiet, residential block with much street parking. And it has a parking pad and garage in the back.

Hi everyone,

I live in NYC and purchased my grandparents' house in Baltimore, in Ednor Gardens (nice area close to MSU, Montebello Lake) July of 2023. I had a shady contractor and didn't complete renovations until November 2023. The renovations were necessary to pass the rental license inspection. By the time I got the rental license we were in the dead of winter. I've been using a freelance property manager who insists that the tenants are not coming because the "market is slow from now until the spring". Initially I left it completely in the PMs hands, but I recently posted the property on Avail.co and reached out to a realtor friend to post it on the MLS. It's been about 4 days and I haven't gotten any leads. Please advise.

FYI: It’s a 5 bedroom- 4 bath, I’m looking for a group of professional roommates or a family.
