Do not doubt your decision when spending capital upfront, its apart of the process. Biggest thing that helped me was get your processes set up and perfect FIRST. Set yourself up for success and the rest works itself out. Use platforms like RentRedi, Stessa, etc for listings, background checks, rent payments, maintenace, etc. Get a second line on your phone or download something like grasshopper. Lastly, Thank you to RDPD for your books and for turning me onto BiggerPockets.  My day normally consists of a minimum of 3 podcasts a day and I would never be able to accomplish my goal (90 days) without the knowledge or courage that RDPD and BIGGERPOCKETS have given me!!!! Now how long will it take for my stomach to go back to normal??????

 Hey! Well, first off congrats! What exactly are you nervous about? My best advice is to try to break down your feelings and if see if you can fix any of that. For example, are you stressed no one will rent? Well, do your comps and see what you have to do to make it happen! Don't work yourself with too much anxiety. Remind yourself of your "why" and be excited!

Are you wanting to have the duplex be a short term rental like an Air BnB or long term with tenants? I like the coin idea if it's for an STR. The basement is a great idea... do it!

 LTR, Is my thought, I don't know much about Air BnB or short-term rentals yet.  Going with what I believe is traditional I guess. I just started reading ABCs of Real Estate Investing by Ken McElroy.  Are you familiar with that book?

Thank you for your response. I think I'm nervous because the only current support I have is BP forum. The few family and friends I've confided in think I'm crazy. I keep telling myself, I'll make money or I'll learn or both. Hoping for both. Settlement is Monday. Thanks for taking the time to reach out to me with kind words and encouragement!!
