Thanks Bryan and Joe.

Bryan, meeting for coffee would be a great idea. No, I have not been to any meet-ups, but would be interested. My day starts at 9am UTC with calls to the UK, and I can get completely free from work by 3 pm our time. So meeting at around 3 or later would be best for me on weekdays. Weekends are flexible.

Thanks for all the replies. I hope to keep the investments close to Ann Arbor. I am pretty handy with a hammer, saw and paint brush and I will do a healthy amount of the maintenance myself.

I have several friends and acquaintances who have residential properties intended to rent to UoM Students, and I will be meeting with them to see how they have done over the years. Thanks Rick B. I will try to contact Jack.

One thing that I want to do, but I have not yet figured out how to do, is to determine what the vacancy rates are like for student apartments.

I know I have a lot to do, and plan on taking my time and getting the education I need before throwing money away foolishly.

Lastly, what I am starting to hear is that Detroit is on a rebound already. There has been a lot of press lately about new investments in real estate there. A lot of young "artist types" are moving in, and new trendy restaurants are opening up. I hope it is a good sign. If you could see some of the gorgeous properties there that have just been left to ruin, it would break your hearts.

Hello to all. I am a brand new member and a complete newbie to real estate investing. My goal is to purchase one or more income producing properties in my area to diversify my retirement investments, and to possibly provide some tax benefits. Property appreciation is not as important, since at 61, I may be dead and buried before that is possible; maybe my children and grand-children will benefit from that!

I look forward to hearing from anyone with advice, and especially anyone in the Ann Arbor area.
