Hey guys,

I was reading a lot of your previous posts.. I have $50k that i want to invest in a property in the states... i live in Florida, Miami.. but am open to purchasing a rental home elsewhere. I do not trust the market here and think now might not be the time to buy here while prices are so crazy.

I saw that a lot of people mentioned taking the $50k and putting it as 2 down payments, or refinancing etc but my issue is I can not get a conventional mortgage, and the hard money i can get is @ a rate of 10%

I was thinking that maybe Gainesville might be a good area, close to the uni, or other uni towns people might recommend, however not sure there will be much capital appreciation, even thought the monthly returns seem to be between 8 - 10%

Thoughts???

Need to close on Friday a deal that fell apart with a partner.

Original Hard Money loan was 70% of the purchase price plus the rehab.

was paying 3 points and 12%

If you know anyone who can do something similar and fund on Friday please message me Total deal price is $330k

Looking for some advice as I have not been in this position before -

I JVed with a partner on a deal that was due to be a home run...

We are now 6 months in to the project I have $95K cash in the deal ( was meant to be $75k)

We need to put another $25K - Which i don't currently have as i'm in another project and which my partner can't come up with and finish the work - its about 50% done.

We have a 175K loan and the property is worth $320K and every month I need to come up with the payment which is eating in to to the profit as the property is just there doing nothing!

Any Advice? I am happy to sell the project as is and try and get at least my cash out - there is still money to be made in the deal
