I don't know about the 50K-60k deals. However, I've invested into 10 properties here in Memphis for less than 30K and receiving an ROI of 42%. For example I don't rent to just 1 person to a house. I rent to 3 disabled vets to a house $500 X 3 = $1500 per month and my Rents are all guaranteed through Non-Profit Organizations. You can't always look at a low income area as a bad area. If you know what you're doing and who supplies you with Golden Girl type tenants. You'll never have a problem with rent, damage to the property or anything else with these types of tenants.

I know to sign up it's free but once you're on the platform you are at a Dashboard where you can purchase each app separately or you can purchase the entire system which they call the pro version that includes all apps at about $1497 or you can break that up into 3 payments $597.. You do have access to properties, community and presentations for other apps. However, the concern I had the most was the information delivered, how accurate is it? For example : There is a Memphis property listed for $13000 on there site.. One of their members is listing it and claiming he is the contract holder.. I am from Memphis Tn. myself and I had just visit the same property and spoke with the guy whom actually own the property. He states there is no contract on the property and never heard of person who claims he has a contract on it. Also, the owner let me in the property to view it and inform me what work needed to be done and what he was asking for it which was $8500.. (Interesting).
