Every city’s building department has a list of registered contractors.

By the way, not sure what you mean by “foreclosure agent”. Also, some communities are point of sale cities. In a POS city, all properties must pass POS inspection regardless of price. They typically also must pass rental inspections.

An agent who knows investments will likely be able to give you a good idea of what the property needs and can give you some budgetary costs to make rent ready.  The agent should understand rate of return and be able to discuss realistic target rates of return. They should have some off-market connections. Ask them how many rental property Transaction’s this did in the last 12 months. I don’t really have time myself to work with buyers,  because property management and listings keep me busy.

I am curious as to what value the county has placed on your $61,000 purchase. Is the property registered with Garfield as a rental property? Have you had a rental inspection from Garfield Heights yet? Did you get the written credit report and written background checks on your tenant

If you are talking washed and dryer... correct, they are seldom provided by landlord. I am even thinking of not allowing washer and dryer, because some tenants decide to run a laundromat for their friends... monitor water closely if you provide or allow washer and dryer.

Oh I see... you are talking about appliances. No, tenants do not necessarily provide their own unless they already own them. Sometimes a great tenant comes along and “no appliances” can be a deal breaker.

(I assume you are referring to stove and fridge)

Generally easy to find tenants in Old Brooklyn if priced correctly. Don’t know what you mean by “they provide their own”

Recommend you go to a local bank whichever is convenient to where you live.  Ultimately you want to have a relationship with a bank that you can walk into.

Don’t over complicate. For one or a few properties, a separate bank checking account with its own credit card and a simple spreadsheet should be all that you need. Also open a “Pro  Account” at Home Depot. They will email you copies of material bills.

I guess the seller would file a claim with the moving coming. Then the moving company would choose to either disputed the cause; repair themselves or file claim with insurance.
