that sounds good. i was thinking about OOS as well, but I think it's something we gonna do in the future. our strategy right now is long-term rental, short-term rental (airbnb)

SF, 2-4 MF. turn-key properties would be great, but I'm also open for short-term rentals ( airbnb) and long-term rentals.

1) the places I lived are expensive ( NY and NJ ) 

2) most of my friends and family live in NY or NJ. 

3) I'm looking in Indian and Florida but they are above my budget that's why I'm looking in other places.


My wife and I are just beginning our real estate investing journey. We live in Pennsylvania so we think the opportunities are better out of state. The current timeline to purchase is probably ASAP. Our budget is about $80-$160k.  We are looking for something we can rent, flip, or use for short-term rental like Airbnb. we don't mind traveling that's why we are looking for something out of PA.

Questions:

1. Any market (state and cities ) that we can start looking at with our budget is appreciated.

PS: Anything less than $80k we can pay cash for. we already pre-approve for that $160k.
