Has any one had experience with HUDs Vawa program? The house im purchasing has that program going i wanted to know how it works and what can be done and not done. How the utilities r covered normaly or what happens once they go MTM

Hi im purchasing my first property and wanted to know how everyone accepts rent payments.

id prefer a 3rd party collect (program) and depsot the money to me but wanted to know all options

The House is not under an llc. Just want to start setting up as if it were. 

so far i have thought about creating 7 accounts.

1) all rental income account 

2) account where common utilities and mortgage will be billed

3)maintence/capex expenses

4)vacancy expense

5)management expense (to put the units up for rent)

6) property taxes 

7)cashflow 

am i missing anything?

Hi first time landlord to a duplex in new city. Wanted to know if landscaping is a tax deductable expense in general and if it differs when one unit is owner occupied. Thanks !
