So I’ve recently came upon a great two bed room that’s 900 a month with utilities included. It’s not my need but I’m aware that price range around my area is a steal ! So I’m wondering is there a way to be able to sublease this apartment for a simple profit of maybe 200 bucks a month with rent being 1100 or 1200 a month. As well what would be the process of singing a sub lease as well ?

Thanks Steve Vaughan I'll probably put in that floor into the contract and it shouldn't be that much just because the whole size of the house is under 900 sq ft so there's a good side .

Wayne Brooks also The property itself has been sort of gutted , is there anyway to ask if he can put floors in or can I use my down payment as the floor payment? Or in other words can I put in the floor and I will be considered my down payment?

Seems pretty reasonable Wayne Brooks . How would I find out if the current owner has a lean or anything such as that against the property? Also roughly how much would a lease of such for rent to own cost to be written up by an attorney? Last but not lease you were stating that I will need additional money when applying for the mortgage? Let's run an example, I signed a rent to own lease for three years I put a lease option of let's say 3000 after the three years that 3000 will be put against the house as a down payment correct?

Hello BiggerPockets forum , I need help understanding rent to own. I found a nice two bedroom cape cod style home that I would love to live in with my family. Only thing is my credit isn't the best and I am aware of the process to do a rent to own . Now I have couple questions about this method such as where would I be able to get a contract for this method with a optional purchase of home ? Also the home it self need some renovations such as new floor because he gutted it before hand? Would something like that be entitled into the contract the home he purchased for 85k and a rough estimate for a new floor is about 5-7k would that be put into the home selling price for me and I would also be putting what I believe is a leave option fee ? Also a known as a down payment for a traditional home buying method. Please anybody with answers to these questions can please help me that would be truly thankful.

Mayer M. That sounds about right but that whole thing is kinda confusing because there opening bid will be 100 but willing to bid up to let's say 175k so I gotta bid 176 if I want the property? && does that include the taxes owed on the property or I pay the after ?

So i'm looking to buy a house within the Central Jersey area and i was wondering if i could put a third person on the loan. It would be me and my wife then added onto it will be her mother ( my mother in law ) since she will live within that property ? I'm asking because somebody recently told me when there is more then two people on a loan it becomes o investment property ? any feed back would be great!

So hello BiggerPockets I have a question about Sheriff's sale or House auctions , like when they do the opening bid in NJ I noticed they do opening bid at 100 but say there max bid will be let's say 170k. The layer or who ever is defending that person. So does that mean I have to beat that bid basically ?
