Purposely infest the place (if possible ) with some fast breeding bugs, then watch them WANT to get out as fast as possible :) You could hire someone to do this for you maybe :) 

Can anyone suggest a better site then Zillow ?  I tried realtor.com , wasn't much better honestly.

Or trulia.  The few that are returned are almost $200k old crappy looking sheds! 

It's the bad buyers market right now too I'm sure , but this is ridiculous.

Lately Zillow s**ks , it totally has gone down the toilet or it's me,   but I doubt it's me.

I just did a search for Florida , the entire state.  Only 500 agent listings are returned.

I have no search criteria set at all, so no "only 2+bed " or such.   I used to LOVE zillow , now  I will switch to any other site that seems a least normal?  As zillow is gone. 

I have a feeling they are artificially restricting search results.  Why ? Because blackrock and vanguard  want to buy it all off course! 

Otherwise this just doesn't make any sense at all.

This potential tenant says she's in the middle of a divorce and so her mom will pay the rent a year up front ? 

The lease also will be in her mom's name as otherwise my property becomes an 'asset' ? 

Thoughts? 

Maybe just require monthly rent payments ?

My tenants notified me they would like to extend the lease. Their lease expires in February. I'm thinking about doing this myself this time to save money, but I've never done this and feel unsure.
I used a real estate agent with the current lease (who also found them ).

Do I create a template from the current lease and just change the dates etc ?

How is the best way to do this?   

I'm worried about doing something wrong legally.

Thanks, I bought some Damprids on amazon for my tenant. But someone from a mold remediation company will also be coming by. 

How much on average should that cost ? The house is about 2000sqft.

I hope everyone is doing well & enjoying this time of the year :)

My tenant complained there was mold in certain areas around my rental.

She said she found mold in the shower (understandably) , but also in a closet and in one of the bedrooms. They've also been suffering from allergy like symptoms.

What's the best way to handle this situation?

Obviously, I will have someone come by and take a look, but who's the best/best pricing to contact?

I'm in Gainesville Florida.

Hi all!

Just wanted to get some insight if it's needed as it's quite pricey.

So my rental is in Florida in a zone X ( I think). 

Do you think it's needed or over the top careful. My rental is in Gainesville btw, so a ways away from the Ocean.

Off course I have landlord insurance. There is a ditch close by behind the house , like some empty sinkhole(?) ditch?

Hi all. 

I'm wondering what's it called when you offer to buy a house that's about to go into foreclosure?

is it possible to pay the remaining balance on a mortgage (cash) , so it doesn't foreclose?

What would happen after that , who owns the house ?
